You'd exchange your rooftop garden for a 300 sq ft flat in a 13 storey block in scenic Sok Kwu Wan?

What rooftop garden? My new landlady saw my former garden farewell Lamma-zine story and made clear to us that she doesn't welcome such a rooftop garden. One of the drawbacks of being too (in)famous locally....

But a 13/F rooftop flat in Sok Kwu Wan sounds quite attractive, imagine the views!
Just a pity that almost everybody else living on Lamma or visiting wouldn't like our 13-floor tower spoiling their views...

There is a sewage treatment system in final stages of building just across the bay. From the size of it and the location, it is designed to serve 20 to 30 thousand future "customers" in the new development. It was decided long time ago to quadruple the total population, all the talks and deliberations are just a smoke screen for a decision which was made years ago.

It is not profitable to build a supermarket and a shopping mall for 5000 people and if apartments in 30 years old buildings in YSW are sold for 4000$ per sf there will be customers for 7000$ per sf apartments in a DB stile housing. Lamma-Gung can just dream about 13F roof garden at the cost of Pa kok

The town I was born in had about 5000 people.
Had three supermarkets and dozens of shops of all kinds.

Think about the high rent in a shopping center like that. A supermarket has to sell for low profit, especially if the tenants are careful about their money since they are of low income, and has other options cheap shops in Aberdeen, you have to have a big turnover. It will look and be an expensive like DB but will have to sell at normal prices. Low income tannest don't buy expensive wines.

In Chan Gau there are around 27000 people. In pag Gau the welcome supermarket has high prices, poor selection and low rent with not too many other options for the population which is mainly old and poor. a place like that will not satisfy people who paid 7000$ per sf.

I think there is much manipulation and hidden agendas regarding this protect, since the authorities afraid of opposition from locals they talk about low income ranters and about only 5000 people moving there but they have other intentions. There is much money involved and when there is a place to make big profit the tactics are not always very "on the line".

"As you predicted, I really didn't have time to make some key points. Following are what I would have like to summarise as a key:

A key area of importance is the type of housing. There are two types and neither bodes well for the intended purpose of providing housing.

First is public housing. The lack of employment opportunities and schools on the island would require families with low incomes to incur huge transportation costs to get into Central before they even begin the journey to work or school.

The second is high-end or luxury flats. It was argued quite well by Roger Nissim, that this is the only type that is financially viable, given the huge cost of putting in the infrastructure. These could very well end up, like a lot of high-end flats, as empty investment properties. This is evidenced by the empty high-end development on Northern Lamma. As such, they are hardly a solution to the housing problem, they simply benefit the developer."

A little context, published by a Chinese newspaper recently, including who owns part of the CDA commercial area in the ex-Lamma Quarry. It's all part of an almost 2 million sqft "land bank" acquired over the last 20+ years by the extremely patient developers behind the empty Nga Kau Wan luxury development (1.). That land was bought in 1997, building completed almost 10 years ago. 4. and 5. are the proposed Baroque on Lamma and I've seen plans for #2 in Sok Kwu Wan, probably the most likely to be developed next, basically a small tourist guest house with up to 100 (?) rooms, but not taller than a Village House.

It might take a long time for any of the other 5 numbers below to be realised, if ever, and people actually living there.
Anybody got more info on any of these plans, let us know!
