Not my experience. Looked after the house for 14 years, fixed all the litle things myself, paid the rent on time every month, got thrown out so they could give it a paint job and double the rent.
It's a business relationship, not personal.
Your only protection is what's written in the lease.
Anyway, the guy in the hardware shop opposite the Turkish restaurant can do all the work. He's a bit of a jerk though and not too tidy.
And there is the locksmith near there. But replacing a lock isn't usually hard, I've done it myself.
Also I think the appliance store behind Ah Ying's vegetable stall.
But installing a water heater is a major job and money aside, you should make sure the landlord is okay with it. Any problems with water or electricity later and you will be to blame.
A few years ago our water heater's thermostat went bad, it heated up, boiled dry, the plastic fittings in the taps and the water meter melted. It could have exploded and that would have been lethal.
