As said in the title,water heater and door lock need replacing.If it's cheap I'll pay someone rather than getting landlord to do it.

I have found that if you don't hassle the landlord for small things,your rent does not get increased.

Not my experience. Looked after the house for 14 years, fixed all the litle things myself, paid the rent on time every month, got thrown out so they could give it a paint job and double the rent.
It's a business relationship, not personal.
Your only protection is what's written in the lease.

Anyway, the guy in the hardware shop opposite the Turkish restaurant can do all the work. He's a bit of a jerk though and not too tidy.

And there is the locksmith near there. But replacing a lock isn't usually hard, I've done it myself.

Also I think the appliance store behind Ah Ying's vegetable stall.

But installing a water heater is a major job and money aside, you should make sure the landlord is okay with it. Any problems with water or electricity later and you will be to blame.

A few years ago our water heater's thermostat went bad, it heated up, boiled dry, the plastic fittings in the taps and the water meter melted. It could have exploded and that would have been lethal.

Thanks Alan,

Just a few things ,replace a lock,aircon dripping inside.That water heater sounds scary.Our water heater starts spilling hot water out of the drainage pipe(its in the shower inside) after 5 minutes.I'll check out the repair people you mentioned,see what they say and then maybe contact the landlord if it's pricy.

The problem is due to either the temperature/pressure relief valve degraded or some debris inside the valve. You may try to clear out the debris by pulling the handle on the valve (no need to turn on the heater) and let the water to run for 2 to 3 minutes, then exercise the valve several times in order to remove the rust inside the valve. If problem still exists, you need to replace the valve which is about HKD 200 to 300 depends on brands. Need to replace with same brand valve for safety due different brands have different settings and mountings. Only licensed plumber is allowed to do the valve replacement, not electrician or physicist.
