{L_QUOTE}:
The fact is two years ago, the price to rent a 2/F is HK$10,000 per month and G/F is HK$7,000 per month. Today's renew price are HK15,000 for 2/F and HK$11,00 for 1/F. This is today's price, otherwise the landlord won't ask such a figure and you are free to take it of turn it down.
You can always try to bargain for a better term / price and this is the same for the landlord.
I notice Mr. Damian Chan comes out with a lot of spurious comments and strawmen to justify exorbitant rents on Lamma, specifically here in YSW, but fails anywhere in any of his posts -
this alleged advertisement - to indicate what price he's looking for, for his alleged "superior" 2nd floor apartment. Indeed, its been left to observers such as myself, Tigger, Alan and Tally Ho to indicate to others reading his "advert" what he's actually looking for as far as rent is concerned - this being HK$16,000 when originally posted some six weeks ago.
Mr. Chan then introduces the "notion" of a free market on Lamma, which as Lamma Gung often notes, is actually far from free - its a cartel of Property Agents and certain owners trying to ramp rents up to HK$20,000 per month - which, judging by all the empty advertised apartments in the Property Agents windows, they are not having any success with. They have however in the course of a 36 month timeframe managed to increase rents by approx. 100% for the average flat here on Lamma.
So without taking your analysis apart line by line Damian, could you at least have the decency to indicate what rent you are looking for ( See his above observations on prices), rather than request persons to email you for these details.
Further, if said apartment is so wonderful and is priced correctly for the YSW market, prey tell why it was not snapped up the moment it hit the market six weeks ago - perhaps you rented it out for a short time, or more likely as it would seem, people have cottoned on to the fact that you are asking too much rent for what actually is on offer.
I further suggest to the Administrator of this site, and the Mods, that if posters desire to make use of this
"free" service, they at least have the decency to indicate what
"prices" they are looking for, rather than leaving it to Lamma's more concerned residents to have to fill in the gaps - otherwise, this should actually be a
"paid" advert and placed in another section. And no doubt Damian can afford this "fee" given he desires to match on price what the Property Agents are trying to charge prospective renters - or are they now offering their services free of charge!!!!!!!
