Where? In the brand-new, just-founded village of
Tai Wan Nam, just off Power Station beach, in-between the 2 Cable Roads where they destroyed the forest a few years ago. Up to 50 new Village House, according to our largest property agents. At least four houses have been completed already and command top dollar rents, but not quite the current $21K top rents advertised for at least 2 rooftop flats.
But it'll take a very long time for these 100+ flats as the individual land owners will need to wait around 7+ years for the Govt. permissions and it'll be likely be another piecemeal, unplanned village, built house by house over the next decade or two. The first batch of 3 houses by the same developer took several years.
We looked at Park Island and all over South Lamma, before deciding to move to Pak Kok. We never even talked to any property agent while looking in July, as not a single place advertised in YSW was below $10K, except Tai Peng Old Village.
Our recommendation #1 when looking for a place on Lamma during these all-time highest rents:
Do not use any property agent, preferably, but ask friends and friends of friends to find a place, only directly from the owner, via your personal connections, websites (AsiaXpat, etc.) and social media like Facebook and this forum:
No half-rent commission, much better prices and no rip-offs. In this closed, never publicised property market, there are several reasons why no Lamma agent lists any property online anywhere and none of them has ever placed a paid ad on this website (except a handful of below-$1-million flats many years ago).
The agents will easily attract enough well-off "townies" strolling by their shop windows while visiting Lamma on a weekend, walking in and often paying the asking price, even considering themselves lucky as it's still less than much of HK Island or DbAY. When they soon find out that they've massively overpaid it's too late as they're stuck in a 2-year fixed contract.
Plus all the many
"challenges" of living on Lamma, the
"reasons to avoid Lamma" and my own
WARNINGS before moving to Lamma.
Park Island:The lowest rents are similar to Lamma nowadays, even a few places below $10K, but you get 4 clubhouses, indoor/outdoor swimming pools, loads of restaurants and shops and a fine ferry service every 30 minutes...
We had our eye on a beautiful, almost new place for $12K, waiting to look at places below $10K.
But we're still in love with Lamma, but prefer a much quieter area where you rarely ever see visitors and the relentless, on-going destruction of the formerly pleasant and green living environment of YSW hasn't taken hold (yet)...
